In June 2022, AMS merged with BPM Management, creating a new High-Rise Division. BPM was known for their expertise in managing mid- to high-rise luxury condominium communities. A large number of BPM's staff have joined AMS' team as part of the merger, nearly doubling the employee count for AMS. The High-Rise team brings a wealth of knowledge and experience to the table. OVERVIEW OF SERVICES

High-Rise Association Management

FINANCIAL MANAGEMENT

Comprehensive financials - banking, budgeting, balance sheets, pro formas, etc., with a commitment to accountability and transparency. Accounting practices are performed in accordance with general accounting principals.

Assessment collection, including late fee notices and initiation of lien processes.

Coordination of special assessments and/or bank loans.

Monthly income statement, expense report, balance sheet, delinquency, and collection reports.

Coordination and implementation of reserve studies.

Our team coordinates and implements reserve studies with a Reserve Study Specialist and provides specialized accounting for reserve accounts.

Accounts payable processing.

Collaboration with the board to establish and monitor annual budget.

Year-end financial reports, coordination of year-end audit, and/or tax return preparation with CPA.

RESIDENT SERVICES

Hiring, training, supervision, and career development of onsite staff.

Our Customer Service Pledge ensures all calls and emails and returned within one business day. Communication with owners and board members includes letters, notices, newsletters, and other mailings.

24/7 emergency answering service.

Residents can make one-time or automatic recurring payments securely on our online portal, as well as make maintenance requests.

The community's website provides access to documents, community announcements, and much more.

Concierge services are available to assist your residents.

Managers process and manage architectural requests.

BUILDING MANAGEMENT

Routine building maintenance and repairs are handled by our in-house team, with 24/7 emergency services. 

Janitorial and housekeeping services are available.

Amenity maintenance and management (i.e., pool, spa, gym, clubhouse, outdoor spaces, dog areas, etc.)

Managers conduct regular property site inspections.

Capital improvement project recommendations, bids, and oversight. We have a Chief Building Engineer on staff and available to work with your community.

Management of utility services.

Vendor and contractor selection, screening, and monitoring.

Obtain bids, review contracts, and make recommendations.

OPERATIONS

Enforcement of rules and regulations and CC&R compliance.

Risk management and insurance coordination protects your property and its residents.

We ensure compliance with local laws and regulations and stay up-to-date with legislation affecting community associations. We also act as a liason with the association's attorney.

Our database tracks owner information, including compliance, communication, and maintenance.

Data is safeguarded with robust IT protocols. We utilitize the latest technology for online access to documents, requests, forms, payments, and much more.

Our in-house marketing team handles websites, design, ad campaign management, signage, and more.

BOARD OF DIRECTORS & COMMITTEES

Our managers provide board meeting preparation, notices, attendance, documentation, and minutes distribution.

Preparation of board meeting minutes and follow-up action lists.

Set-up and management of committees, if required. 

Our staff of knowledgeable professionals can draft amendments, resolutions, house rules and policy statements.

We will work to ensure that the goals of improved health and a better quality of life are achieved through the effective use of products and practices that will help to reduce pollution, limit waste, promote efficiency, and maximize conservation while maintaining attractive properties. That was the best decision we could have made!

I’ve lived at Oswego Summit Condominiums for the past 15 years. Unfortunately, like most residents, I did not pay attention to the state of affairs at our complex. In 2014, I became a member of the HOA Board and didn’t take long to understand that we were in big trouble. Our finances were a mess, as well as the maintenance of our buildings. As the new board became more aware of our problems, we decided that we needed professional management. Starting with a list of 9 companies, we eventually settled on this company. I am on the Board of the largest condominium in the Portland area. Speaking only for myself, I must say that our management has gone better than expected. They are willing to work contract terms in a direction wanted by the Board. They didn’t simply tell us “here is how it is done and here is the price”. They had people on-site well before taking over to assure they understood our operation and complex centralized utilities.

Susan has decades of experience in property management, overseeing large portfolios of homeowner associations, apartments, and retail properties. In 2006, she was tasked with forming and building the HOA management division for BPM management, which merged with AMS in June 2022. She now leads the team for AMS' High-Rise Division. Susan has earned several designations - Certified Manager of Community Associations (CMCA®), Association Management Specialist (AMS®), and Professional Community Association Manager (PCAM®), the highest professional recognition available nationwide to managers who specialize in community association management. She is also the President-Elect of the Portland CAI Chapter.
